Housing Types, Styles, and Price Ranges
While there are distinct differences in the cities and communities in the North Suburban area, there are also similarities among the age and type of housing stock availalble. I'm going to list some of the more common types in order of their typical price ranges so you can get a better idea of "What's what."
The Expansion Bungalow, commonly called a 1 1/2 story, was a post-war home style built to handle the influx of new family homeowner after WW2. Typically, they have hardwood floors on the main level and an "expansion" bedroom upstairs that could be finished off later. The garage is usually detached. Price: $170,000+
This is an Expansion Bungalow in Moundsview. One of the nicer features of Moundsview is its larger, more wooded lots in some areas of the city. Price: $160,000+
The "Split Level" appeared in the 60's and 70's as a way to produce an economical two-level home with a "daylight" basement. It could also be built on land with a higher water table. The "tuckunder" garage was a way to have inside access to the garage, and it also kept the garage warmer in the winter. 1000-1200 sf. foundation. Price: $175,000+.
Starting in the 1970's, multi-levels provided a contemporary look with good value. 3-Levels typically have an entry foyer, kichen, and dining in the mid-level; bedrooms and living room upstairs; family room, extra BR and mechanicals below.
Newer and more luxurious homes begin around $300,000 and range up over $500,000 for spectacular lake homes. Newer neighborhoods bring a higher price but well-maintained homes in mature neighborhoods can bring top dollar when updated. A newer 2-Story can start around $300,000 with a 3-car garage.
One nice feature of the Northern Suburbs is the wonderful mix of housing available, from affordable "first-time" homebuyer neighborhoods, to exclusive executive developments.
